Happy New Year!
We hope 2007 brings much health and happiness to each and every one of
our residents. The response and participation of the holiday celebrations
were incredible. We hope everyone enjoyed the hayride caroling and s’more
making festivities. A big thanks to Maureen Hudson and to all those who
pitched in to help! We always welcome new ideas and the elves to make it happen.
Phase IV Update from Rick, Stacy, Carl and Paige
We anticipate that the paving of Phase IV will take place by the first
part of April and soon there after we’ll have new residents to welcome to
the Twin Rivers Family. If you have friends or family that have visited
and you think they may like to call Twin Rivers home have them call or
stop by the Sales Office. We’d love to show them this beautiful new area! Call (941) 776-9835.
Secret Kiss Valentine’s Day Cookies
• 1 c butter
• 2/3 c sugar
• 1tsp vanilla
• 2 c flour
• 1 c walnuts, chopped fine
• 1pk chocolate kisses
• 1 c powdered sugar
Beat butter, sugar and vanilla at medium speed until light and fluffy.
Add flour and nuts on low speed until well-blended. Chill dough 2
hours. For each cookie, use about 1 Tbls. of dough to encase 1 chocolate
kiss completely. Place on ungreased cookie sheet. Bake at 350 degrees
until set but not brown, about 8 to 10 minutes. Remove and roll in powdered sugar. Enjoy!

violations and especially the homeowners who have rectified issues promptly.

• We would like to start a neighborhood directory to keep residents informed

• Bunco is on the 3rd Friday of every month. Great opportunity for the ladies
to meet, greet or catch up with friends. Bunco is a mindless dice game but a lot of
fun and a wonderful way to have a girl’s night out. Email Paige Ward at paigeward2001@yahoo.com for more info.
• Don’t forget to check out channel 97 through Brighthouse for time to time so
that we can inform you of upcoming events. This channel is exclusively for Twin Rivers.
• Our first Annual Community Garage sale will be Friday & Saturday,
March 2nd & 3rd from 8am to 4pm. If you would like to participate, please

New Sign Requirements
We have recently adopted uniform signage for any properties that are for sale or rent.
This requirement is currently used in Lakewood Ranch, Waterlefe and other similar upscale
communities in our area. We believe this new requirement will also benefit Twin Rivers.

Worth Repeating
There are several items that you see repeated from time to time in the Twin Rivers News.
The items will now be condensed to 1 page to make it easier for all new residents to review.
These are items that the Board of Directors would like to point out for your convenience.
Architectural Review Committee
Twin Rivers Homeowner’s Association maintains an architectural review and violation committee
(ARVC), which ensures the continued upkeep of our community. Please abide by the Deed
Restrictions and submit an ARVC form to to Amy Sande at CounTreeWide Management if you
are planning any exterior changes to your property. This includes repainting, even if
it is the same house or trim color, and any revision to landscaping. Forms are available
at CounTreeWide, 9115 58th Drive East, Suite A, Bradenton or email Amy at amy@countreewiderealty.com.
Water Restrictions
Please be advised that Manatee County has recently published more restrictive irrigation
guidelines. These restrictions apply to all residents regardless of their water source or
where their home is located. For the new guidelines contact MCPUD at 941-792-8811.
Refuse Removal
Garbage pick up is Mondays and Thursdays. Yard waste is on Wednesdays. Recycling is on
Thursdays (containers can be obtained by calling MCPUD at 941-792-8811).
Pet owners
Manatee County requires that all pets are leashed while off personal property and “picked up” after.
Curb Appeal
The property values in Twin Rivers continue to remain high even in the changing real
estate market . The curb appeal of our homes add to the value of living in our wonderful
community. There are 3 areas that are sometimes overlooked in routine maintenance-landscaping,
pressure washing and driveway maintenance... that are great ways to keep property values high.
While considering the “curb appeal” keep in mind that Spring is just around the corner
and what a great time to “spring clean” the exterior of our homes and spruce up our landscaping.
From the Developer...
While enjoying the great weather, we welcome you to experience the nature trails that have
been created for our residents. The largest nature trail is approximately 2 miles which
leaves the River House and meanders through the beautiful “old Florida” wildlife and is
breathtaking. There are 2 new trails that lead through beautiful conservation areas taking
you to what will eventually be 2 large recreational lakes. Stop by the Sales Office to get a map.
For the new families moving to Twin Rivers the Sales Office is a great resource to “get to know”
the community. In addition to the nature trails, the River House is a wonderful place to have
a picnic, take family pictures or just have a relaxing hour or two by the river with a book.
We plan to open the house to the residents once construction of phase V is complete. However,
you are welcome to enjoy the grounds until then.
